An active family, with multiple properties, needs to hire a property manager who can oversee the maintenance and upkeep of primary family residence in Fairfield County Connecticut, a Bedford, New York horse farm, a secondary Fairfield Country property, and a South Florida property. Duties include: Supervise and coordinate the upkeep of the properties, management of buildings and grounds, coordinating with the family’s housekeeper and farm staff, as well as all outside vendors (including groundskeepers, landscapers, etc.) and conducting meticulous regular inspection of home and grounds. Coordinate the maintenance and upkeep of personal vehicles and farm equipment (horse truck; tractor). Perform on-site management of all construction and renovation projects, including project bidding, contractor coordination, work planning, and direct oversight of contracted landscapers, handymen, designers, and other sub-contractors on an as-needed basis. Monitor repairs from start to finish, ensuring plans are carefully thought through, budgets are maintained, and work is performed in high quality manner. Responsible for the review and business negotiations of property management-related service contracts as well as for the competitive bidding of new jobs when applicable, in conjunction with the family. Arrive in advance of the family at their seasonal homes to ensure property readiness ahead of the family. Research options for service providers, ensuring fair pricing and the highest standards of work – when applicable, consolidate service providers if more economical. Reconcile, review for accuracy, organize, and pay all bills associated with trades managed above in a way that is transparent and organized for collaboration with the family. Compile and create basic documentation and files for essential systems at each property as well as a manual for each property outlining regular and seasonal maintenance needs. Support for the family will include: Running personal and business errands, interfacing with family members to ensure general management and organization of the residences, maintaining and ordering required inventories of household supplies, occasionally plan small dinner parties and gatherings held at the residences. Organize caterer/chef, serving staff, menus, required rentals, and oversee events from start to finish. End of August start date.
